Zoning

Zoning determines how land may be used.  Zoning can apply to the location and amount of paved space on a lot.  Zoning restrictions are placed on property by the local government planning board in order to protect the value of land in the area.  Or, if you live in a residential area and have an interest in adding a business addition to your home, you will need to check the zoning for your area to make sure you are in a mixed use zone, i.e., residential/commercial zone.  Exceptions can be granted based on a perceived hardship or other reasons.
