Value of Improvement

Not all improvements to the home will automatically yield a higher valuation of your property.  Adding 3 or 4 bedrooms to a home in a community of 2 and 3 bedroom homes may not yield the increase you expect. Cosmetic changes like new paint, flooring and window treatments are a reflection of personal taste and add the least amount of value to a home.

Also consider that the improvements may raise the value of the home above that of homes in the surrounding neighborhood.  Consider also that the value of homes in the neighborhood may hold down the resale value of your home although this could work in your favor if you buy one of the smaller homes in the area.
